Frequently Asked Questions

If you have questions about renting with us, this is a great place to see if we have answered those for you.

My lease doesn’t begin until the end of the month, why is my first rent payment due on the first of the month?

Our leases are not 12 month terms. Each lease is just a few weeks shy of a full year, usually around 345 days. As a convenience to our tenants and to avoid the confusion of prorated rents, we take the total amount of rent due for the entire term of the lease and divide it into 12 equal installments. If your lease begins in August, your first installment would be due August 1st and your final installment would be due July 1st of the following year.

Can I pay with cash?

For security purposes our office does not accept rent payments in the form of cash.

Do you accept credit or debit card payments?

We are happy to announce that we are now accepting payment through credit and debit card. You can access this option on your resident portal, which can be accessed under the ‘Residents’ tab on the ‘Pay Rent Online’ page of this website.

What is a money order and how do I get one?

A money order is a prepaid check. You can go to Food Lion, 7-Eleven, Walmart or your local bank to get a money order. Simply take your cash to them and they will put it on a prepaid check that may be submitted to our office for payment.

When is my rent due?

Rent is due on the first day of every month. If the office is closed, it can be placed in the drop box located outside the office.

When is the rent considered late?

Rent is considered to be late after the 1st of each month, there is a grace period through the 5th. After the 5th, your rent is late and a late fee of $35 per person will be added to your account.

Can I preview the lease documents before signing the lease agreement?

Yes. Our website has the lease documents available for review under the Residents – Forms section.

When do I turn in my application?

Applications are not accepted until you are ready to sign your lease. You can apply online by visiting the ‘Vacancies’ page and clicking ‘Apply Now’ on the property you would like to apply for. You may also fill out your application online to print and bring with you when you are ready to sign your lease or you may obtain one to fill out at the office.

Do I need to set up an appointment to sign a lease?

No. If you would like to sign a lease you may stop by our office during office hours to do so, given the apartment is available.

Can I sign a lease by myself?

No. In order to execute your lease agreement, all prospective tenants will need to be present to sign the lease. If there are scheduling issues, you may sign with one less than the number of bedrooms in the apartment (for example, three people may sign for a four bedroom).

What do I need to bring with me to sign a lease?

Each tenant will need to bring $25 for the application fee (check, money order or exact cash), a dumpster fee payment (check, money order or exact cash), and a photo ID.

What is a dumpster fee?

A dumpster fee is a yearly payment that covers regular trash disposal for each tenant. The dumpster fee will be due once a year.

Are your apartments furnished?

No. Our apartments have basic appliances (stove, refrigerator and if applicable washer/dryer and dishwasher) only. Small appliances, furnishings and linens are not provided.

What is a guarantor statement?

A guarantor statement ensures that there is someone else financially responsible for paying fees on the account in the event that we have not received payment from the tenant/s. Each individual tenant is required to provide a guarantor statement.

When is my security deposit due?

The security deposit is due within 30 days of signing the lease agreement.

Does my security deposit cover the first/last rent payment?

No. Although they are the same amount, the security deposit is held through the end of the lease term to account for any reconditioning, damages and cleaning in the apartment.

Can my roommates and I move into the apartment early?

Early move in should not be expected. At the first of the month in which your lease begins you may call the office to request an early move-in date. We will attempt to accommodate you; however, the preparation of the apartment relies on several items. If you are able to move in early, you will be required to transfer the utilities early and pay rent for the extra days of occupancy.

When should I expect my security deposit to be returned?

Security deposits are usually mailed out approximately 90 business days after the lease expiration date. **Important note** If the apartment was not completely vacated, you will need to execute and submit a partial security deposit refund form with all required signatures in order to receive your security deposit.
