Electricity Loss

- Did I pay my utility bill?

- Use a surge protector

- Check the breaker box (if applicable)

- Check the reset buttons on your outlets in the kitchen and baths (if applicable)

Washer and Dryer

- Never overload your washer and dryer.

- Overloading will cause tearing or snagging in the fabrics.

- Only use one cup of detergent.

Dishwasher

- Hand washing dish detergent will cause your dishwasher to overflow or leak.

- Only wash items in the dishwasher that are dishwasher safe.

- Scrape off all dishes before placing them in the dishwasher. This will prevent your dishwasher from becoming damaged or broken.

- When loading the dishwasher, make sure dishes are not blocking the wash tower.

- Do not stand or place heavy items on an opened dishwasher door.

Refrigerator

- Keep the refrigerator running at all times.

- Failure to do so could ruin the refrigerator and resident will assume responsibility for replacement.

Water/Plumbing Problems

- Did I pay my utility bill?

- Use your cut off valves located under your sinks, beside your toilet or the main valve located at the hot water heater.

- If the toilet is running or it flushes by itself, call the office immediately.

- If you happen to notice water stains on your ceiling or floors call the office immediately.

How to prevent frozen water pipes

Damages resulting to failure to maintain normal heating at all times shall be the responsibility of the resident.

1. Leave heat on a minimum of 60-64 at all times. If you are away for break, you should keep the temperature at this setting. The temperature should never fall below 50 degrees.

2. During severe cold spells, leave kitchen cabinet’s doors open under the sink. Faucets near exterior walls should have a small drip or trickle or hot and cold water faucets. Running water does not freeze.

Carpet

Please remember to vacuum your carpet on a regular basis. Immediate attention to spots and stains will prevent their “setting in”. You will need to get your carpet professionally steam cleaned once per year.
Spot removal hints:
- Hold ice to gum until it becomes cold

- Remove material with blunt object

- Sponge lightly with non flammable dry cleaner

Flooring

- Clean vinyl floors with non abrasive household cleaner or with soap and water.

- Do not use scouring pads to remove stains as it will remove the finish.

Cleaning Tips: Types of stains

Oily matter such as: butter, hand cream, grease, or ballpoint pen ink:

Remove excess materials with blunt knife

Apply a dry-cleaning fluid

Dry the application if necessary

Repeat the application if necessary.

Dry carpet thoroughly and gently brush pile

Oily foodstuff and Animal Matter such as: Coffee, tea, milk ,vomit, blood, ice cream, sauces, eggs, chocolate, salad dressing, or gravy

Remove excess material, liquid, and scrape semi-solids.

Apply solution or detergent-vinegar sparingly

Dry carpet: apply spot remover

Dry carpet again and brush pile

Heavy Grease such as: tar, lipstick, crayon, or heavy grease:

Remove excess material

Apply household spot remover

Reapply dry-cleaner

Dry carpet thoroughly and brush gently to restore original texture.

Food stuff, starches, sugars such as: candy, urine, excrement, fruit stains, alcohol beverages, or soft drinks:

Apply detergent-vinegar-water solution if necessary

Dry carpet and brush pile gently

Blot up liquids or scrape semi-solids.

Repeat until clean
